How it works
No installation, no plugins, no change to the tool you design in. It runs in the browser, in three steps.

Upload the IFC model
IFC is the standard export from every BIM authoring tool. The model uploads in the browser and is ready to review within minutes — whole, in 3D, with storeys and elements. Nobody in your company installs anything, in the office or on site.

Validation before billing
The checks review the model and return findings: what is missing, where, and how it is fixed in the authoring tool — with the affected elements lit up on the model, so the finding is seen, not just read. Onboarding also configures the mapping of your naming conventions to work types — once, and it holds for the project.

The documentation comes out of the model
The construction logbook with visible arithmetic and deductions, the bill of quantities by trade, the monthly certificate from the closed logbook — all in Excel. In parallel, the site keeps progress, photos, issues and the daily log, attached to elements of that same model.
Exactly what gets checked
Seven checks, each with its own finding and fix guidance. The names and descriptions below are the ones the software itself shows — this is the real catalogue, not a marketing rendition.

Elements without a storey
An element with no storey is left out of the per-storey grouping — in the overview it ends up in the “Other (no storey)” bucket and cannot be attached to a per-storey bill item.

Elements without a name
The element name carries the type code by which the element is sorted into a work type. Without a name the element stays unsorted and enters no bill item at all.
- 03
Doors/windows without dimensions
The opening deduction is computed from width and height (e.g. −(1,80×1,90−3,00)). Without those values the deduction falls back to an estimate from the bounding box, which can deviate significantly — and that directly changes the billed area.

Rooms (IfcSpace)
Rooms carry the names of apartments and spaces — without them there is no per-apartment grouping of the bill, and items end up under “(no apartment)”.

Project units
Without declared length/area/volume units the quantities cannot be interpreted reliably (mm and m are indistinguishable when undeclared).

Walls without base quantities
Without wall thickness and base quantities the bill relies solely on geometric computation; the authoring tool’s own figures (which take precedence) are unavailable, and reveals cannot be billed by wall thickness from the source value.

Openings without an infill
An opening with no door or window attached to it does not enter the bill. Its area is not deducted from the wall, so the billed area is larger than the real one; at the same time the reveals of that opening are not billed either. Under the “over 3 m²” rule a small opening does not change the area, but its reveals (2×(w+h)) still go unbilled.
What the software does not do
Official documentation is still certified by your responsible persons — the responsible contractor and the supervising engineer, as regulations require. 3D Kontrolor is a production and control tool: it calculates, shows provenance and keeps the trail, while the signature and professional responsibility stay where they belong.
